More hotel growth planned for busy North Powers Boulevard in Colorado Springs

Another hotel is coming to the busy northern stretch of Powers Boulevard, whose dozens of stores and restaurants make it arguably Colorado Springs' hottest retail corridor and where thousands of homes fill nearby neighborhoods.

A four-story, 122-room Comfort Suites and Mainstay Hotel is planned northeast of Powers and Stetson Hills boulevards, on an undeveloped parcel within the King Soopers-anchored Ridgeview Marketplace shopping center, according to documents submitted to the city's Land Use Review Division.

A development group composed of Colorado and out-of-state members plans to build the hotel, Manish Patel of Alamosa, the group's managing member and general manager, said Tuesday. The group also has developed a Comfort Inn in Fort Morgan, he said.

The hotel in the Springs, which Patel said will cost more than $8 million, will have dual brands - 70 rooms in the Comfort Suites portion and 52 rooms in the Mainstay Hotel. The property will include a pool, fitness center and laundry, planning documents show; the Mainstay Hotel would cater to extended-stay guests with rooms that feature kitchenettes.

In a best-case scenario, construction would start in spring 2017 and the hotel would open a year later, Patel said.

His development group liked the fast-growing northern Powers corridor, Patel said. In addition to nearby shopping and homes, the area is home to the soon-to-be-expanded St. Francis Medical Center at Powers and Woodmen Road.

"It's going to fill a need because of lots of rooftops in the neighborhoods," he said. "We see that lots of times people need a place for a temporary home, whether they're moving out of the house or moving in."

The Comfort Suites/Mainstay Hotel would be the third hotel within a 7-mile stretch of Powers, between Platte Avenue and Woodmen Road.

An 82-room Holiday Inn Express opened in 2013 at the First & Main Town Center retail complex, northeast of Powers and Constitution Avenue.

Meanwhile, Durango-based Red River Development Group plans an 80-room, three-story Fairfield Inn & Suites southeast of Tutt Boulevard and Barnes Road, just east of Powers and Barnes. That group hopes to start construction by year's end, said Red River president Stephen Kallaher.
